The development consisted of the refurbishment of 12 railway arches and associated landscape and public realm works at 189 to 200 Morning Lane, Hackney.
The arches were previously used as light industrial units and have now been transformed into retail space, predominantly for fashion outlets as part of the Hackney Fashion Hub.
The Fusion Hub scheme was envisaged by the joint partnership between Network Rail and the Manhattan Loft Cooperation.
Spence have worked closely with Manhattan Loft Corporation, so much so, that MHLC are looking to engage Spence for the phase 2 works.
Project Scope
Works undertaken include foundations to all arches, the installation of mains power cable for all arches, brick and louvres, installation of mains water, A/C units and kitchens, stud walls and floor screen, new ceilings, internal steelworks and steelwork to the front brickwork, duct works and new glass facades front of house.
The archway ceilings are finished in stainless steel, creating an impressive finishing look. In keeping with other new shops within the local area, all of the premises consist of black and gold décor throughout, including modern toilets and kitchen facilities.
Externally, glass façades with golden perforated shutters have been installed. Spence have also positioned over 30 large angled floor lights into the basalt paving, creating an illuminating effect on the gold finish of the mesh shutters.
