Overview
Spence delivered the full design and build upgrade of arches SU16 to SU19 at London Bridge Western Arcade.
The works were undertaken to align with the standard and finish of the adjacent arches, which were previously refurbished as part of the major redevelopment of London Bridge Station.

Scope
A full list of works is outlined as follows:
- Full strip-out of existing arch units back to shell condition to create a flexible base build for future tenant use
- Installation of new drainage infrastructure throughout to support anticipated retail and commercial demands
- Application of Pudlo waterproofing system to arches and supporting columns to mitigate water ingress from track bed above and improve long-term durability
- Installation of bespoke anodised aluminium cladding system to conceal waterproofing works and enhance internal finishes
- Integration of a services support framework within cladding to allow tenant fit-out flexibility
- Upgrade of incoming electrical supplies to accommodate increased retail loads
- Provision of new water supply infrastructure across units
- Installation of connection points for fire alarm, PAVA and BT services to enable straightforward tenant integration into base building systems
Challenges & Solutions
The site was located within a busy thoroughfare at London Bridge Station, requiring logistics to be carefully planned and tightly managed.
Due to the high volume of pedestrian movement and live station operations, works were meticulously programmed to minimise disruption.
This involved close coordination with the Station Team to manage access, deliveries, working hours and safety controls, ensuring that construction activities were carried out safely while maintaining uninterrupted public use of the station.
