Overview
Works consisted of the major refurbishment of a number of arches for retail use.

Scope
A full list of works outlined as follows:
- Appointment to deliver a two‑phase refurbishment of Great Suffolk Street arches on behalf of Network Rail as part of wider area regeneration
- Phase 1 refurbishment of two railway arches at 21 Union Street, including associated enabling and upgrade works
- Refurbishment of five double-height railway arches at Old Union Yard (arches 22–27), including shell and core fit-out
- Delivery of hard landscaping works to the yard to enhance external environment and tenant accessibility
- Installation of bespoke mezzanine levels and staircases to maximise internal space utilisation
- Installation of structural glazed infill systems and louvres to improve light, ventilation, and visual appeal
- Provision of new utility infrastructure, including incoming services and refrigerant pipework
- Application of waterproofing systems and arch linings to improve durability and internal conditions
- Installation of feature signage to enhance identity and commercial appeal
- Paving of Old Union Yard with integrated uplighters to create an enhanced external setting
- Rendering of yard walls and installation of new entrance gates to improve access and security
Benefits
The Flat Iron Square and Old Union Yard developments form part of Network Rail, Better Bankside and Southwark Council’s Low Line vision to create a walking route along the rail viaducts. The refurbished arches now host a new cultural hub: Flat Iron Square features bars and food trucks, while Old Union Yard accommodates a mix of tenants including restaurants, a fitness centre and a theatre.
Challenges & Solutions
The developments of Flat Iron Square and the Old Union Yard are the latest in Network Rail, Better Bankside and Southwark Council’s Low Line vision which will see a walking route created along the base of the rail viaducts.
