Brixton Triangle Arches
Overview

Works consisted of an extensive refurbishment of 27 arches along the 2 sided viaduct, creating new enhanced retail space in Brixton.

The newly created Arches instead to gentrify the surrounding area, offering new retail opportunities for the local community.

Scope

The Project was to redevelop the 27 Arch units known as Brixton Triangle, which concerns the area of land between Atlantic Road, Brixton Station Road and Pope’s Road. The site comprises of a multitude of arches within two Victorian brick-built viaducts. The viaducts front onto Atlantic Road and Brixton Station Road. 

Spence undertook the complete renovation of the 27 units within the arches and the space between the arches, creating a new thoroughfare route lines with small kiosk units between Brixton Road and Atlantic Road. The kiosks in the existing thoroughfare were also refurbished.

Spence were awarded the fit-out phase of the project after our successful completion of the enabling works which involved the strip out of all non-structural items within the arches. 

Challenges & Solutions

The worksite was bordered by Brixton Station Road and Atlantic Road which are heavily used, restrictive roads and have no means of supporting parking to the site due to the parking restrictions. 

Works were planned so that all activities will be able to be undertaken during the day between the hours of 08:00 – 17:00 for normal working conditions, and 09:00 – 16:00 for noisy works. 
Out of hour’s works, mainly deliveries and loading of materials, were arrived out between the hours of 0500 – 0800hrs to make use of the open slots within Brixton Station Road, where the market sets up daily as outlined in the loading schedule between arch units 585 – 582, and 573 – 576. Where possible Spence used public transport to site.
