Overview
The project involved the refurbishment of fifteen arches into five new letting units.
The scope of works included the new installation of all electrical services including containment, lighting, small power, mains distribution, DC immune panels, data cabling and the supply and install of an overhead door heater. Mechanical services were provided including new ventilation, air conditioning and plumbing provision.

Scope
A full list of works is outlined as follows:
- New front and rear brick infills with glazing, shutters and doors
- Demolition and removal of existing front, rear and jack arch infills
- Isolation and removal of existing M&E installations, plant, equipment and ducting
- Provision, installation and connection of new mains electricity supply, mains water service and communications to each arch
- Excavation for and formation of concrete foundations for new boundary walls and railings;
- Below ground drainage works
- Construction of accessible toilets including insulation, sanitary ware, drainage, ceramic wall tiling and floor finish
- Construction of internal fire corridors
- Installation of individual front courtyards including new segregation with barbican fencing
- Construction of standalone shop unit.
Challenges & Solutions
There were unforeseen below ground issues; during the excavation stage, it was noted that the infills to the neighbouringarches at the rear of the unitsshared foundations with our infills to be removed. Infill foundation designs had to be redesigned accordingly.
There were several break ins on site, with damage to and theft of equipment. A security company was therefore employed to protect the site and prevent further wreckages or loss of equipment.
At request of the client, the project was undertaken under the Considerate Constructors Scheme.
